Why would someone need this service?
When someone wishes to sell a residential property, such as their home, flat or apartment.
Once we are instructed to act on your behalf, a solicitor from our conveyancing team will be personally assigned to your sale. Your solicitor will continue act for you from the time you first instruct us until the sale is completed.
How does the process work?
Once instructed, the first step will be for us to provide appropriate documentation to the buyer’s solicitors. Such documentation will include the HM Land Registry title documentation, the sale contract and forms completed by you.
The buyer’s solicitors will review the documentation supplied to them and come back to us with any questions. When the buyer’s solicitors have obtained satisfactory responses to their queries, completed their search results and obtained mortgage instructions (if a mortgage is being taken), we will be in a position to exchange contracts. Both parties must sign the contract and agree a completion date (the date when the sale will complete). When the contract is exchanged a binding contract is entered into. On completion the property will be transferred to the buyer.

How long is the legal process when selling a home/property?
For freehold residential property the sale should be completed in around four to six weeks.
In the case of leasehold properties the sale should be completed in around six to eight weeks. We do offer a premium quick turnaround service if required (provided that all parties have agreed to this).
Is it expensive? How do the costs work?
We offer a fixed fee service for the sale of your property (subject to our Terms & Conditions). The fee payable will depend on the sale price and whether the property is freehold or leasehold. Please note that our fixed fee, is for our complete service, from start to finish. Unlike some other firms, you can rest assured there will be no hidden fees or additional costs to be paid.
