We offer a service for developers selling new build or newly converted residential properties. We carry out a site visit and draft leases for sales of flats and draft freehold transfers for sales of houses. We put together a contract pack on a platform which is available to our clients, the estate agent and buyers solicitors.
Why or When would someone need this service?
If you are a property developer and have created new houses or flats then you will require new leases or transfers to be created to sell each plot.
How does this process work? What are the steps?
Before marketing the plots for sale you should instruct us to carry out a site visit and agree the terms of the leases and transfers. We advise you and guide you on what is reasonable, industry standards and acceptable to mortgage lenders. We will draft the lease or transfer specifically to the needs of your development. We assist you in arranging HM Land Registry compliant plans as a plan is required for each plot sale.
We compile a comprehensive sales pack which is available on an online portal for buyer’s solicitors to view once they are instructed by a buyer.
If you have a mortgage we will liaise with your mortgage lender for their consent to each plot sale.
How long does it take?
We usually arrange a site visit and prepare documents within two to four weeks from when instructed.
Is it expensive? How does the cost work?
Provided the site is within easy commute from Blackheath or Greenwich we charge approximately £1500 plus vat for a site visit and preparation of the template lease. An additional £750 plus vat is payable if a template transfer of part is required. This is on the basis that we use our own trusted templates. This service is offered at a fixed fee and subject to our terms and conditions. A fee will be agreed with you when you instruct us.
If the development has commercial units then we work with the commercial property department and a separate fee quote will be provided for the new commercial lease(s).
