We do not use unqualified staff to handle conveyancing. We have a wealth of experience in land law and conveyancing and can deal with drafting any legal documents should the need arise.
Unlike some legal firms we do not charge for postage, photocopying, arranging indemnity insurance and completing your Stamp duty Land Tax form. We will only charge you the same disbursement costs that we are charged for searches.
On a purchase we aim to provide you with as much information as possible and raise numerous enquiries to assist you in making an informed decision as to your purchase. We recommend you have a survey and arrange for the gas and electrics to be checked.
On a sale we assist you in dealing with enquiries and liaising with third parties to progress your sale.
We are Lexcel accredited which is the Law Society’s practice management standard awarded only to solicitors who meet the highest management and client care standards. We are members of LawNet, a collaboration between some of the country’s leading law firms, which helps us to exchange ideas and ensure best practice from which our clients benefit. We are accredited with the Law Society’s Conveyancing Quality Scheme and are on the panel of most mortgage lenders.
We will always give you an individual cost estimate at the start of your transaction, taking into account the specific features of your transaction and will advise you of any complications and discuss the impact on price before additional charges are incurred. The hourly rates are between £175 plus VAT to £300 plus VAT (£210 to £360 per hour) depending on seniority and although the fee estimate given is not a fixed fee we would not depart from it unless there were good reason to do so.
We do not receive or pay any referral fees to estate agents and agents recommend us because of our expertise and professionalism.

Pricing Information
In accordance with the SRA Transparency Rules we have set out below an average of the conveyancing costs we charge.
Please note we generally do not deal with the following:
- Shared Ownership
- Right to Buy
The fees listed below are for a conveyancing transaction which does not have any legal or complex issues. Our fees cover all of the work required to complete your sale, purchase or re-mortgage. For a purchase we shall complete the Stamp Duty Land Transaction Return based on the information you provide and deal with the registration of your purchase with HM Land Registry.
The following list which is not exhaustive will incur increased costs:
- A sale or purchase with a share of freehold
- Any unusual circumstances such as length of the lease, planning or building regulations issues, listed building, estate management schemes or defective title
- Expediting the transaction
- Expedited completion fee (where there is less than 5 working days between exchange and completion)
- New builds
- Lease extension, deed of variation or other legal deed
- The price is above £1m
- Unregistered land
- Help to Buy Scheme or Help to Buy Isa
- Auction sale or purchase (these are quoted on a case-by-case basis)
- If the conveyancing partner is dealing with the transaction
Purchase
Grant Saw Fees – Freehold between £250k and £1m average £1750 to £2500 plus VAT (£2,100 to £2,700 total)
Grant Saw Fees – Leasehold between £250k and £1m average £2750 to £3500 plus VAT (£3,300 to £3,900 total)
Bank Transfer fee – £40 plus VAT (£48 total)
Retention fee £200 plus VAT (£240 total). In the event that funds are retained for excess service charges and further administration work is required to deal with the retention
For a Leasehold Purchase a Notice of Transfer/Mortgage will have to be sent to the Freeholder and any Management Company and they set their charges
Title documents and Land registry fees are charged at the same rate as we are charged by the Land Registry
We undertake the searches below and we charge you the same fees as we are charged by the Search provider. VAT is added to the search costs:
- Environmental Avista premium search – £144 approx (£172.80 approx total)
- Chancel insurance – £12.12 (£14.54 approx total)
- Local Authority search (direct with the Council) – £250 approx (£300 approx total)
- Drainage search – £70 approx (£84 approx total)
- Plan Search – £42 (£50.40 approx total)
- Lawyer checker to verify the other law firm’s bank account – £15 + VAT (£18 total)
- Search admin – £25 (£30 total)
- Mortgage Portal fee – £40 plus VAT (£48 total)
Stamp Duty Land Tax – From 1 April 2016 there is an additional 3% stamp duty for an additional property and if you proceed to instruct us we shall send you a questionnaire to assist us in telling you whether your purchase is liable for the additional 3% . From 1 April 2021 there is an additional 2% for non-UK residents. You can use the HMRC online calculator https://www.tax.service.gov.uk/calculate-stamp-duty-land-tax/#/intro
We are not Stamp Duty Land Tax experts and are using a product provided by Compass to assist with an accurate Stamp Duty Land Tax calculation. They charge a fee of £50 plus VAT (£60 total) and we pass this fee on to clients.
Mortgage related charges – If you are obtaining a mortgage, it is likely that your lender will ask us to act in its behalf as well as acting for you. Mortgage lenders pass on the cost for acting on their behalf to the borrower. The fees for acting for your mortgage lender are payable by you. You shall be charged the amount recommended by your mortgage lender in your mortgage offer subject to a minimum of £250 plus VAT (£300 total). If your mortgage lender instructs another solicitor or conveyancer an additional fee will be charged subject to a minimum of £250 plus VAT (£300 total), as we shall be required to deal with their enquiries and provide them with a copy of your file.
Some lender’s provide us with their mortgage offer via a platform called LMS or ULS, and both platforms charge a fee of £25 plus VAT (£30 total) per matter. If your proposed lender uses LMS or ULS, the LMS/ULS fee will be passed on to you.
If you are using a help to buy ISA to fund your purchase there will be a fee of £50 plus VAT (£60 total) to deal with the administration required by help to buy.
Gifted funds – If funds are being provided by way of gift from a family member then we charge £200 plus VAT (£240 total) to verify the identity and source of funds for the gifted deposit. If more than one gift then the fee is £200 plus VAT (£240 total) for each person providing the gift.
VAT will be charged at the current prevailing rate which at present is 20%.
