When do you need a residential purchase lawyer?

You will need a residential purchase lawyer whenever you are buying a house, flat or investment property whether freehold or leasehold. Once you instruct us, a dedicated solicitor or licensed conveyancer from our residential property team will be personally assigned to you and will act for you from instruction through to completion.

How does the residential purchase process work?

Once instructed, we will:

  1. Receive and review the contract pack from the seller’s solicitor
  2. Examine HM Land Registry title documents
  3. Review property information forms and supporting documents
  4. Carry out conveyancing searches
  5. Review your survey/valuation
  6. Raise enquiries with the seller’s solicitors
  7. Review your mortgage offer (if applicable)
  8. Report to you clearly on all legal matters
  9. Exchange contracts and agree a completion date
  10. Complete the purchase and register your ownership at HM Land Registry

How long does a residential property purchase take?

  • Freehold purchases: typically 4–6 weeks
  • Leasehold purchases: typically 8 -10 weeks

Where required, we also offer a premium fast-track conveyancing service, subject to agreement from all parties.

Conveyancing Fees

We offer a fixed-fee conveyancing service for residential purchases (subject to our Terms & Conditions). Fees are based on:

  • Purchase price
  • Whether the property is freehold or leasehold
  • Type of property – for example listed building
  • Location of property – for example rural location where mains utilities not available 

Our fee covers the full service from start to completion, with no hidden costs or unexpected extras.

What should you prepare before instructing a solicitor?

To help avoid delays, it is useful to have:

  • Mortgage details (if applicable)
  • Any correspondence already received from the estate agent or seller
  • Details of any special requirements or time constraints
