Commercial Property Solicitors London, and beyond.
Grant Saw's commercial property solicitors in London act for clients across London, the South-East and throughout England and Wales, at every stage of a property's life — acquisition, investment, refinancing, letting and disposal. The firm has advised businesses and property owners from its Greenwich and Blackheath offices for over 175 years.
Commercial property decisions are rarely only legal ones. They affect how a business trades, what it can borrow against, and what it is worth. Grant Saw's role is to set out the risks plainly, in terms that support a commercial judgement rather than complicate it.
A named lawyer, not a case handler
Many firms route commercial property work through a general team, so the person you speak to changes depending on who picks up the file. Grant Saw works differently. Every commercial client has a dedicated lawyer with direct contact details — someone who understands your business, your portfolio and your objectives, and who takes personal responsibility for moving the transaction forward.
Led by Mario Savvides, Partner and Head of Commercial Property, the team covers acquisition, investment, refinancing, disposal, and landlord and tenant matters at every stage of a project.
Ready to instruct, or comparing quotes?
Tell us about your acquisition, disposal or lease and we'll provide a clear, transparent quote — with a named lawyer and no hidden charges within the agreed scope.
Acquisitions, disposals and investment
The team advises owner-occupiers, investors and developers on the full range of commercial property transactions:
- Commercial property sales and purchases
- Considering bringing a commercial property to market? Early instruction for sellers means legal issues are identified and worked through while there's still time — not once a buyer's solicitors are already asking questions
- Overage and options over land
- Auction sales and purchases, including pre-auction legal pack review
- Refinancing and securities of property portfolios
- Lender financing and mortgages
- Personal guarantees and rent deposit deeds
Because no two portfolios or transactions look alike, the advice is built around your commercial position rather than a standard transaction template — whether you're acquiring a single freehold or restructuring a wider portfolio.
Landlord and tenant matters
Leases sit at the centre of most ongoing commercial property relationships, and getting them right protects both income and occupation. The team's work regularly includes:
- Landlord leases and renewals
- Tenant leases and renewals
- Licences to alter, sub-let and assign
- Deeds of variation
- The Quick Turnaround Lease service, built for landlords and agents for use on straightforward lease transactions that need to move quickly
The types of property we act on
Grant Saw advises on industrial land, warehouses, supermarkets, offices, gymnasiums, business parks, retail parks, shopping centres, high street premises and mixed-use property — including acquisitions and disposals, lease management and renewals across multi-let estates, and advice for both landlords and occupiers.
Higher-value and higher-complexity transactions
Larger acquisitions and disposals — industrial and logistics assets, multi-let estates, higher-value office and mixed-use property — don't necessarily follow a different process, but they carry higher stakes and demand closer attention to detail: more complex title histories, larger lending structures, and more that can go wrong if a point is missed. The team's approach doesn't change with the size of the transaction; the level of scrutiny does.
Mario Savvides and the team regularly advise on transactions at this end of the market for corporate occupiers, developers and institutional investors, bringing the same named-lawyer accountability to a £50,000 unit as to a portfolio-scale acquisition.
The commercial property process, step by step
Instruction and due diligence. Once instructed, the team carries out identity and source-of-funds checks and begins reviewing title, planning history and any existing leases or occupational arrangements affecting the property.
Heads of terms. For lease transactions, heads of terms are reviewed or negotiated before drafting begins, so the commercial position is agreed before legal costs are committed to documentation.
Contract, lease drafting and title review. Your lawyer reviews the title in detail — checking for restrictive covenants, easements, rights of way and anything else affecting use or value — and drafts or reviews the lease or sale contract.
Searches and enquiries. Property searches reveal matters that don't appear on the title. Your lawyer raises enquiries on anything the contract, title or searches leave unclear.
Reporting. Before exchange or completion, your lawyer sends a full report so you understand exactly what you're acquiring, letting or taking on.
Exchange and completion. Contracts become binding on exchange. On completion, the team transfers funds, completes the transaction, submits any Stamp Duty Land Tax return due, and registers the transaction at HM Land Registry where required.
Regulatory considerations for landlords
Commercial landlords face regulatory obligations alongside the legal transaction itself, including minimum energy efficiency standards for let property. [MEES timeline to confirm before publish] Relevant regulatory obligations are flagged as part of the firm's advice on acquisitions, lettings and lease renewals.
