Why would someone need this service?
If you are taking out a new mortgage or considering remortgaging, a solicitor will be required to act for the mortgage lender.
How does the process work and what are the steps?
This process begins with the mortgage lender. The lender instructs the same solicitor as the borrower to act on their behalf. The lender will also instruct the solicitor to carry out due diligence enquiries on the property which is required whether it is a new mortgage or a remortgage. For a more detailed explanation visit www.lease-advice.org.
How long does it take?
Following the receipt of the mortgage instructions, the entire process should take approximately two weeks to complete. During this period of time you will be kept updated as to how far along matters have progressed and how far away we are from completion. At Grant Saw, we never leave clients in the dark and want you to know about all the steps in the process. If there is a delay we will notify you immediately and keep you updated as to what is being done to resolve any problem. To ensure that the process goes as quickly as possible, it is advisable to instruct Grant Saw at the same time as the mortgage is being processed.
Is it expensive? How do the costs work?
A fixed fee is charged depending on whether the property is Freehold or leasehold or is tenanted and also the value of the property (subject to our Terms & Conditions). Please contact us for a free quotation by telephone or by email [email protected].

Residential property re-mortgage tips
- In order to expedite matters you should instruct a solicitor at the same time as submitting your mortgage application. This will save a great deal of time and can make the entire process much faster, since the legal formalities will be undertaken whilst the mortgage application is being processed
- If you have an existing mortgage check whether there are any early repayment charges and if so when they expire and advise your solicitor so that your remortgage can be completed after the early repayment charge period expires if required
